Buyer Representation: One Fourteen Office Park in Las Colinas
Field Commercial Real Estate represented a medical practice in its purchase of Building 100, Suite 110 at One Fourteen Office Park in Las Colinas. The practice will finish out the suite for its own use.
The Situation
One Fourteen is new construction. Buying into a brand-new development means buying without established comps and without an existing finish-out to judge. The practice needed someone working only for them on the purchase terms and on what it would take to turn a shell into a working clinic.
How We Ran It
Field CRE ran the full Las Colinas, Irving and Coppell market against the practice's real criteria, separated true medical fits from inventory that only looked right on a survey, and represented the buyer through closing on the suite that fit both the practice and its long-term plan.
What It Says About the Market
Medical users are choosing to own. Across the DFW suburbs, practices are trading rent for equity and control of their space, and new-construction condo product is where many are landing. Buyers who bring their own representation into a new development get better terms, because the developer's broker is not working for them.
